By making a booking, you agree to these terms in full. They are designed to create a clear service agreement for both the customer and the cleaning provider, covering how bookings are made, how charges are calculated, what happens if appointments are changed or cancelled, and the limits of liability that apply to the cleaning service. For the avoidance of doubt, these terms apply to all standard cleaning, one-off cleaning, deep cleaning, end-of-tenancy cleaning, and related specialist cleaning appointments supplied under the Barnet Cleaner name.

These terms are intended to be read alongside any written quotation, service confirmation, or booking summary issued by the company. If any particular service is subject to a separate agreement, that agreement will take priority to the extent of any inconsistency. Unless otherwise agreed in writing, all services are provided on the basis described below. The words we, us, and our refer to Barnet Cleaner, and you or your refer to the customer placing the booking.

By proceeding with a booking, you confirm that you have authority to do so and that you accept responsibility for ensuring the premises are suitable for the requested cleaning service. These terms are written in a practical manner, but they remain a legal document. Please read them carefully before confirming any appointment.

1. Booking Process

A request does not create a confirmed appointment until we have accepted it and issued confirmation. Any quoted date, time, duration, or service list is provisional until confirmation is provided. We may ask for details about the property, the type of cleaning required, access arrangements, parking considerations, the presence of pets, and any specific cleaning concerns in order to ensure the appointment is suitable and to allocate enough time and resources.

When you place a booking, you must provide accurate, complete, and current information. This includes the service address, contact details, preferred access instructions, and any known hazards or unusual conditions. If the information provided is incomplete or inaccurate, we may revise the quotation, amend the scope of work, or refuse the booking. Barnet Cleaner reserves the right to decline or cancel a booking where the requested service cannot safely or reasonably be delivered.

All services are booked subject to availability. We do not guarantee a particular cleaner, team member, or time slot unless expressly stated in writing. If a cleaner is delayed due to circumstances outside our control, we will use reasonable efforts to notify you and rearrange the appointment where possible. If access to the premises is not possible at the agreed time, the booking may still be charged as a missed appointment or late cancellation.

2. Service Scope and Customer Responsibilities

Unless otherwise stated, Barnet Cleaner will supply the labour required to complete the agreed cleaning tasks, while the customer remains responsible for ensuring that the property is accessible and ready for service. Unless part of the agreed package, we do not move heavy furniture, disconnect appliances, carry out repairs, or clean items that are unsafe to handle.

You must ensure that the premises are in a condition that allows the cleaning service to be carried out safely. This includes removing valuables where appropriate, securing pets, and advising us of any fragile items, surfaces requiring special treatment, or health and safety concerns. If you request the use of your own cleaning products or equipment, you accept responsibility for their suitability unless we have agreed otherwise in advance. We may refuse to use products that are unsafe, ineffective, or likely to damage surfaces.

If the service involves end-of-tenancy cleaning, deep cleaning, or another detailed clean, you acknowledge that the results will depend on the original condition of the property, the time available, and the materials present. Reasonable wear, permanent staining, limescale, ingrained dirt, and pre-existing damage may limit the degree of improvement possible. Barnet Cleaner does not guarantee that every mark, stain, or odour can be fully removed.

3. Payments and Charges

The price for the service will be based on the quotation provided or the current rate applicable to the booked service, subject to any adjustments required by changed circumstances or additional work requested by you. Prices may be calculated on an hourly basis, fixed-price basis, or by reference to the size and nature of the job. Any quoted price assumes that the information supplied is accurate and that the service is completed within the expected conditions. If the property is larger, dirtier, more complex, or less accessible than described, additional charges may apply.

Unless stated otherwise, payment is due immediately after completion of the service or before the service begins if prepayment has been requested. We may require a deposit, especially for larger bookings, specialist cleans, or appointments made at short notice. Deposits are applied toward the final price unless a cancellation charge becomes payable under these terms. Acceptable payment methods may include bank transfer, card payment, cash, or other methods that we notify to you from time to time.

Any invoice must be paid in full by the stated due date. If payment is late, we may charge reasonable interest or recovery costs to the extent permitted by law. You are responsible for all bank charges, failed payment fees, or similar costs arising from your chosen payment method. Where a payment is reversed, declined, or disputed without valid reason, we may suspend future services until the matter is resolved.

4. Cancellations, Rescheduling, and Missed Appointments

We understand that plans change, and Barnet Cleaner will try to accommodate rescheduling where practicable. However, cancellations or changes at short notice affect staffing, transport, and business planning. If you wish to cancel or reschedule, you must provide notice as early as possible. The exact notice period may be stated in your booking confirmation; where no separate period is stated, a minimum of 24 hours’ notice is expected for standard bookings and a longer notice period may apply to larger or specialist work.

If you cancel within the required notice period, any deposit may be refunded or carried forward at our discretion, unless we have already incurred non-recoverable costs. If you cancel after the notice period, fail to provide access, or are not present when required for the service to begin, we may charge the full fee or a reasonable cancellation charge reflecting the reserved time and costs incurred. Repeated cancellations or missed appointments may result in refusal of future bookings.

Where we need to cancel or postpone a booking due to staff illness, equipment failure, safety concerns, severe weather, or other unavoidable circumstances, we will use reasonable efforts to notify you and propose an alternative appointment. We will not be liable for indirect losses resulting from a necessary change of schedule, provided the cancellation or delay was made in good faith and with reasonable care.

Cleaner handling property access and safety checks before starting workOur liability to you is limited to direct loss or damage caused by our negligence or breach of contract, subject always to the maximum extent permitted by UK law. Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot lawfully be limited or excluded. This is a standard consumer protection safeguard and does not affect your statutory rights.

We are not responsible for pre-existing defects, normal wear and tear, concealed damage, or damage caused by unsuitable materials, faulty fittings, or incorrect instructions supplied by you. If an item is fragile, valuable, antique, or of special significance, you must tell us before the service begins. We do not accept responsibility for loss or damage to cash, jewellery, documents, irreplaceable items, or other valuables unless we have expressly agreed in writing to take special care of such items.

If you believe damage has occurred during the service, you must notify us as soon as reasonably possible and in any event within 48 hours of completion. You should provide reasonable evidence and allow us the opportunity to inspect the relevant area or item before any repairs or replacement are undertaken. We will not be liable for claims raised long after the service date where evidence is no longer available or where timely inspection was not possible.

6. Waste Handling and UK Waste Regulations

Barnet Cleaner will carry out waste handling and disposal only where this forms part of the agreed service or where it is lawful and practical to do so. Any disposal will be managed in accordance with applicable UK waste regulations and environmental requirements. We will not remove controlled waste, hazardous waste, clinical waste, asbestos, chemicals, sharps, or any material requiring specialist licensing or treatment unless we have explicitly agreed and are legally permitted to do so.

You must tell us in advance if the property contains waste or materials that may require special handling. This includes items such as paint, solvents, cleaning chemicals, batteries, electrical waste, bodily fluids, mould-affected materials, or any item that could pose a health, safety, or environmental risk. Where such materials are identified, we may suspend work, alter the scope of the service, or refuse to handle the items. If additional disposal arrangements or specialist contractors are required, any extra cost will be your responsibility unless otherwise agreed in writing.

We may separate general waste from recyclables where appropriate and lawful, but you remain responsible for ensuring that the property’s waste arrangements comply with the building, landlord, or local authority requirements. Barnet Cleaner does not act as a waste carrier unless expressly stated and does not accept responsibility for illegal dumping, improper sorting, or any penalty arising from inaccurate information supplied by you. All waste-related services are provided on the basis that you have the right to authorise removal and disposal of the items concerned.

7. Access, Safety, and Property Conditions

If keys, codes, passes, or entry instructions are provided, you are responsible for ensuring they are correct and available. We may refuse entry or suspend the service if we believe access is unsafe or if the property presents a hazard. This includes, without limitation, exposed wiring, broken glass, aggressive animals, infestations, unsafe flooring, or any condition that creates a material risk to our staff.

We expect the property to meet basic safety and hygiene standards needed for cleaning work to proceed. If the site is excessively cluttered, unsanitary, or poses an unacceptable risk, we may limit the work undertaken, shorten the appointment, or stop the service entirely. In such circumstances, you may still be charged for the time reserved and for any work already carried out. Any equipment belonging to us remains our property at all times and must not be damaged, misused, or removed from the premises.

You agree to indemnify us against reasonable losses arising from your breach of these terms, your failure to disclose hazards, or your unlawful instructions. This includes claims made by third parties resulting from unsafe property conditions, incorrect access arrangements, or improper disposal instructions. Nothing in this section affects rights or remedies that cannot legally be excluded under UK law.

8. Complaints and Remedies

If you are dissatisfied with any aspect of the service, you should notify us promptly so the matter can be reviewed. A complaint should describe the issue clearly and, where possible, include supporting information. We may request an opportunity to revisit the premises, inspect the relevant area, or discuss a practical resolution. Where we agree that a reasonable service failure has occurred, we may offer a re-clean, partial refund, price adjustment, or another remedy considered appropriate in the circumstances.

No remedy will be due where the issue arose from factors outside our control, from instructions given by you, from the condition of the property, or from a failure to report the issue in a timely manner. Any remedy offered is made without admission of liability unless expressly stated otherwise. Remedies are intended to be fair and proportionate and do not limit your statutory consumer rights where they apply.

These terms may be updated from time to time. The version in force at the time of booking will apply to that booking unless a later change is required by law or agreed in writing. If any provision is found to be unlawful, invalid, or unenforceable, the remaining provisions will continue in full force and effect.

9. Governing Law and Jurisdiction

These Terms and Conditions, and any dispute or claim arising out of or in connection with them, shall be governed by and interpreted in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction, subject to any mandatory rights you may have as a consumer under applicable law. If you live in Scotland or Northern Ireland, nothing in this clause is intended to remove any rights you may have under mandatory consumer protection rules that apply in your place of residence.

By booking Barnet Cleaner, you confirm that you have read, understood, and accepted these terms. They form the entire agreement between you and us in relation to the service, except where a separate written contract applies. We recommend retaining a copy of your booking confirmation for your records.
